This Participation Guide is intended solely for mortgage professionals. It provides Lenders (and real estate professionals) with comprehensive program guidelines and outlines the steps to begin participating in and/or originating GSFA Platinum Program transactions. The guide is organized into tabs below for convenient reference.
NOTE: Homebuyers looking to apply for Golden Opportunities homebuyer assistance should reach out to a Participating Lender for detailed program guidelines, interest rates, APRs, and the application.

As indicated in the term sheet above, borrowers purchasing homes in Targeted Census Tracts are eligible for an additional $5,000 in Closing Cost Assistance as a Gift on FHA Mortgage Loans, with the total Closing Cost Assistance not exceeding 6%.
If you are unsure of the property's census tract, please use the FRB Census Geocoder.
GSFA does not impose limits on FHA, VA, and USDA loans originated through the GSFA Platinum Program. For any applicable income limits, please consult the guidelines of the respective loan agencies.

The GSFA Platinum Program offers financial assistance of up to 5.5% of the Loan Amount to eligible homebuyers in combination with various First Mortgage Loans, including Conventional, FHA, VA, and USDA loans. There is no requirement for applicants to be first-time homebuyers to qualify.
The assistance is provided in different forms, depending on the selected Program option and the amount of assistance.
